Appraisal Reviews

According to a statement by the Federal Reserve, "financial institutions are required to have effective, impartial real estate appraisal and evaluation programs," and that appraisers completing reviews must "have the proficiency and expertise to determine compliance with the Federal Reserves appraisal regulations and guidelines." Mike Noble Appraisals provides appraisal review services that are unbiased, qualified, professional and square with the Federal Reserve's guidelines.

If you need a real estate appraisal review or have questions about an appraisal, call Mike Noble Appraisals today.

According to the Federal Reserve, appraisal reviews "have to find out whether the appraisal or evaluation is applicable for the transaction, the danger of the transaction, and whether the methods by which the collateral valuation is obtained ensures independence and quality." They "must also indicate whether the appraisal or evaluation report matches the engagement letter, which sets forth the range of the appraisal assignment." The Federal Reserve also says that "some financial institutions add periodic reviews with post-funding assessments of appraisal quality for a number of their high-liability or higher-value dealings as a means to assist in detecting valuation issues."

In addition to adapting our work to the practices and guidelines of our review clients, there are four Fannie Mae forms that are typically used for review services, and we'll develop an appraisal review on any of them. They include an appraisal "desk" review, a "field" review, a "short" form and a "narrative" form. At Mike Noble Appraisals, we are experienced in all forms of appraisal reviews, review procedures and the requirements of review appraisers.

We know what the biggest deficiencies are, especially in our housing market, as well as what makes a quality appraisal. Concurrently, we are experienced enough to acknowledge that our competitors in our market are qualified to do a fine job. The Uniform Standards of Professional Appraisal Practice (USPAP) govern appraisal reviews and appraisal reports, and you can trust Mike Noble Appraisals to ethically study appraisal reports performed by others. And those others might be studying our work, too!

Here at Mike Noble Appraisals, you can rely on our honest judgment, because we offer professional, objective, ethical appraisal review services for our customers. Contact us regarding our qualifications, expertise and services offered.
